Apartment repairs in Chișinău: the work and the price depend on the building you live in. A new flat handed over by the developer in white-box condition needs only finishing; a flat in a series-143 block or a Khrushchev-era building is usually stripped back to bare concrete. Two things set the price: the flat's floor area and how much of it survives the repair. The area comes from the flat's documents; what survives is what you tell us, and we check it at the measurement. In Chișinău, almost any flat falls into one of the three cases below.

New Building, Handed Over in White-Box Condition

The developer left you plastered walls, the screed and basic wiring. What's left is the finishing, to euro-standard: skim coat and paint, floor and wall tiling, parquet or laminate, ceilings, interior doors, sanitary ware.

New buildings settle, which is why we put mesh under the skim coat at corners and plasterboard joints. For a 2-room flat, usually around two months.

Was the building handed over in shell condition, without plastering or screed? Then you fall into the next case, just without the stripping out.

Here the work starts from bare concrete and builds up. We take out the old parquet, the plaster that sounds hollow, the aluminium wiring and the steel pipes. Then we run new copper and polypropylene lines, plaster to guide rails, pour the screed, and do all the finishing, right down to the doors.

The load-bearing walls stay as they are. For 2-3 rooms, a full renovation usually takes around three months; the week-by-week timeline is below.

A Good Flat, Just Tired

The utilities work, the walls aren't cracking, but the wallpaper has yellowed and the laminate is worn by the door. We replace sockets and switches in the same spots, and on the walls we strip the old wallpaper, seal small cracks, skim-coat and paint or re-paper. At the end comes new laminate flooring with skirting boards.

Suits a flat that's rented out or being prepared for sale. For a 2-room flat, around a month.

The amounts per m² are starting prices, at the level of those published by repair firms in Chișinău, calculated on the floor area, for the work described in each case. Materials, demolition and rubbish removal aren't included: they appear on the quote as separate line items. The same goes for any work outside your case, such as a new wall or relocated sockets, with its own price, before we start.

Prices valid from September 2026. The lei equivalent is approximate, with 1 € calculated at roughly 20 lei.

The 2,720 € difference between the new and the old building is, broadly, the shell work: the utilities, plastering and screed, which the developer has already done in the new building. You'll see the final sum on the quote after the measurement, and it can rise if the walls are very out of true or you're moving the kitchen.

A Full Renovation Week by Week, and What You Decide

The timeline is approximate, for a 2-3 room flat in an old building. In a new building in white-box condition you start straight from the finishing, around week seven. Every row has a decision of yours in it: make it in time, and the crew never waits on it.

When What We Do What You Decide
Week 1 Stripping out: the parquet, loose plaster, old wiring and pipes. We protect the lift with cardboard, and wash the stairwell after we've carried the bags out. The plan: which partition walls stay, and where the kitchen, washing machine and boiler will go.
Weeks 2-3 Utilities: copper wiring and a new board with earth-leakage protection, water and drainage pipes. The position of every socket and every light fitting. After this stage the walls are closed up.
Weeks 4-6 Plastering to guide rails, the screed and the skim coat. The screed has to dry before the parquet goes down, so this order isn't rushed. The floor and wall tiling and the parquet, ordered now so they arrive in time. The interior doors, once the openings are ready.
Weeks 7-10 The wall and floor tiling, the ceilings (plasterboard or stretch), painting, parquet or laminate. The sanitary ware and light fittings. The kitchen furniture is measured once the tiling is laid.
Weeks 11-12 The doors, sanitary ware, sockets and switches, the clean-up. You check the rooms one by one with us, then sign the handover certificate.

Questions Before the First Hammer Blow

Can I live in the flat while the repair is going on?

For a cosmetic renovation, yes: we work room by room and you always have one free. For a full renovation, we don't recommend it. There are whole days without power or water, and the dust from stripping out and plastering gets everywhere, even into closed cupboards. Most owners spend these months with relatives or in rented accommodation, and come back once the parquet is down and the doors are fitted.

Do I need a permit to move a wall or the kitchen?

We never touch a load-bearing wall without a plan drawn up by a licensed designer, and the paperwork the city hall requires. If you're moving a partition wall or the kitchen, ask the city hall and the Public Services Agency beforehand what paperwork you need, so the new layout doesn't complicate a sale later. If you're not sure what kind of wall it is, we'll look at it during the measurement, before the quote.

How does payment work: all upfront, or by stage?

By stage. When the contract is signed, you usually pay a deposit for the first stage only. You pay for the following ones after checking them: stripping out, utilities, plastering with the screed, then finishing. You pay for materials when they're bought. This way you never pay for work you haven't seen finished.

What happens if work comes up that isn't in the quote?

You see them and approve them before you pay for them. In an old block this happens often: a deep crack turns up under the wallpaper, a crumbling screed under the parquet, a steel pipe in the wall nobody suspected. We stop work at that spot, show you the problem, tell you the price, and carry on only once you agree. The new work goes into the quote as a signed annex.

How do you order a white-box renovation in Chișinău for a building handed over in shell condition?

You order it as the first half of a full renovation, without the stripping out. White-box condition means the utilities run to your plan, the walls plastered to guide rails, and the screed - in other words a flat ready for finishing. You can order it alone and finish later, or together with the finishing, which is a turnkey renovation starting from 150 €/m². You'll find the price of white-box condition alone on the quote, after the measurement.

How much does a cosmetic apartment renovation in Chișinău cost, if you're renting the flat out?

At a starting price of 70 €/m², a 36 m² studio flat comes to from 2,520 €; materials, demolition and rubbish removal appear on the quote as separate line items. For a rental, what matters is what wears out fast between two tenants: walls painted in light colours that are easy to repaint, more hard-wearing laminate flooring, new sockets and switches. The pipes and the position of the sockets stay as they are; if that's exactly where the problem is, cosmetic work isn't enough.

Which sectors do you work in?

All over Chișinău: Rîșcani, Ciocana, Centru, Botanica, Telecentru, Buiucani and Poșta Veche, as well as Codru, Ialoveni, Durlești and Stăuceni. We find old-series buildings more often in Botanica, Ciocana and Rîșcani, and new ones in Buiucani, Telecentru and Durlești, but the price per m² is the same across the whole city.
